Tucked into the lower level of a beautifully restored 1889 Victorian — once home to a family of thirteen — Garden View Retreat is a quiet, private escape just one block off Phillips Avenue. You get your own entrance, your own patio, and a home that’s fully separated from the main house, so the stay feels genuinely independent, not like a room in someone else’s place.

Inside, it’s simple and comfortable: a king bed, a cozy lounge, a full bathroom, and a kitchenette stocked with a mini-fridge, microwave, and Keurig — not a full kitchen, but enough to make coffee and settle in. A mudroom off the entrance gives you somewhere to drop boots and bags, which matters more than you’d think during a Sioux Falls winter.

The location does a lot of the work here. You’re close enough to Phillips Avenue to walk to dinner, and close enough to Sanford and Avera that this has become a genuine go-to for people in town for medical stays, not just weekend trips. A grocery store sits a block away too, so a longer stay never feels like you’re improvising.

There’s no dedicated parking, but street parking along 2nd Street sits right along the path to the private entrance, and off-street parking can be arranged on request when the weather turns. The home itself still carries real 1889 character — a few of the small imperfections that come with a house this age are part of what makes it feel like Sioux Falls, not a rental built yesterday.
